Charlotte, North Carolina
What is J. Forrest Development? JFD is a builder-led Charlotte construction firm with two disciplines under one roof: an independent owner's representative practice that protects developer capital across ten states, and a licensed North Carolina general contractor practice that delivers commercial, residential and historic projects directly - because the people managing your project should have actually run a job site.

Why two divisions
Every construction dollar eventually passes through one of two hands: the hand that spends it, or the hand that watches it get spent.
Traditional consultants only ever hold the second job. Their advice is theoretical, because they have never had to hit a schedule, manage a trade partner through a material shortage, or defend a pay application to a lender.
JFD's owner's representative team is staffed by people who have run job sites. That is why our audits and program management catch what desk-bound consultants miss.
It is also why our general contracting arm builds the way disciplined owners wish every contractor built: on schedule, on budget, and with a paper trail an auditor could follow blindfolded.
Advisory Division
For developers, family offices and institutional capital building anywhere from Charlotte to Louisville, our advisory division sits on your side of the table - auditing bids, verifying draws, running feasibility numbers before you buy the land, and stepping in when a subcontractor defaults mid-project.

Execution Division
As a licensed North Carolina general contractor, JFD builds commercial buildouts, custom homes, historic restorations and whole-home remodels across Charlotte and the surrounding region - with the same forensic discipline we bring to our advisory work.

Client record
“Jon and his team do a phenomenal job! I've seen it first hand from their recent new home construction to a fantastic kitchen remodel they did for my friend's home. I highly recommend them.”
“J. Forrest Development represented our ownership interests with a builder's eye I have not seen anywhere else. They caught cost overruns our project manager missed and kept us on budget through a complicated historic renovation. Candid, protective, and worth every dollar.”
“We brought JFD in as owner's representative on a 40-unit multifamily build and they ran it like it was their own money. Clear reporting, no surprises at draw time, and the GC actually tightened up his documentation because of them. They paid for themselves.”

J. Forrest Development operates two divisions from one Charlotte office: a builder-led owner's representative advisory practice that protects developer capital across ten states, and a licensed North Carolina general contractor practice that builds commercial, residential and historic projects directly.
Both, by design. JFD is a licensed general contractor that also serves as an independent owner's representative on projects it does not build, which means every audit, feasibility study and draw review is performed by people who have actually run a job site, not a consultant reading someone else's spreadsheet.
JFD builds as a general contractor across North Carolina, based in Charlotte, and provides owner's representative advisory services to developers deploying capital in Virginia, Kentucky, Tennessee, South Carolina, Georgia and North Carolina.
A general contractor is contractually motivated to protect its own margin, not your budget; an independent owner's representative works for you alone, auditing the GC's bids, draws and change orders so overbilling and scope gaps are caught before they compound.
Send us the drawings, the schedule of values, the last few draw requests, or simply a description of the site and program, and we will tell you plainly what we see before you sign anything.
Two divisions, one standard
