  • Role Overview

    As the Construction Business Administrator, you will establish and lead the daily administrative operations for our new Charlotte office. You will handle project accounting, bid solicitation, construction document control, administration, and record keeping. Gaining exposure to the entire construction process—from permit to close-out—you will work closely with management and project teams, playing an integral role in the organization, drive, and growth of our company operations.

    Key Responsibilities

    • Document Management: Manage project documentation including contracts, change orders, RFIs (Requests for Information), and submittals. Support contract administration by reviewing agreements, tracking deadlines, and managing document control systems.

    • Financial & Accounting Support: Process vendor invoices, assist with project accounting, and maintain accurate records of budgets and schedules while ensuring compliance with contractual obligations.

    • Estimating & Bidding: Support construction estimating processes by soliciting bids and managing bid documents.

    • Project Coordination: Assist with project scheduling and coordination with a strong sense of urgency. Maintain accurate records of project progress.

    • Communication: Facilitate and take ownership of communication between project teams, subcontractors, vendors, and clients to ensure clarity and accountability throughout the construction process.

    Qualifications & Skills

    • Experience: 5+ years of high-functioning administrative experience (Required).

    • Industry Knowledge: 5+ years of proven commercial construction administration or project coordination experience (Required).

    • Technical Skills: Highly skilled with computers and technology, including high proficiency in the Microsoft Office suite. Bookkeeping experience is a strong plus.

    • Work Ethic: Proactive, energetic, motivated, and driven by a strong sense of urgency.

    • Soft Skills: Excellent time management skills with the ability to prioritize multiple tasks efficiently and take ownership of outcomes. Strong communication skills for coordinating between teams and stakeholders.

    • Work Style: Ability to work independently as well as part of a collaborative team environment.

    • Location: Must be able to reliably commute to the Charlotte, NC 28277 office (In-person role).

  • Role Overview

    The Construction Project Manager is the primary leader for assigned construction projects from pre-construction through final close-out. You will be responsible for managing project schedules, budgets, and safety protocols while directing the efforts of superintendents, subcontractors, and administrative staff. You will act as the primary liaison between the client, architects, and the field teams, ensuring that J. Forrest Development's standard of excellence is maintained on every job site.

    Key Responsibilities

    • Project Leadership: Oversee all phases of the construction project lifecycle, including pre-construction, scheduling, execution, and close-out.

    • Financial Management: Develop, manage, and track project budgets. Review and approve subcontractor pay applications, track change orders, and ensure project profitability.

    • Schedule Management: Create and maintain detailed master project schedules. Proactively identify potential delays and implement solutions to keep projects on track.

    • Team Coordination: Partner closely with field Superintendents to ensure quality control, job site safety, and efficient daily operations. Collaborate with the Construction Business Administrator on document control and RFIs.

    • Client Relations: Serve as the main point of contact for clients, architects, and engineers, leading regular progress meetings and providing transparent, accurate reporting.

    • Risk Management: Ensure all work complies with building codes, contract documents, and safety regulations.

    Qualifications & Skills

    • Experience: 5–7+ years of proven experience as a Project Manager in the commercial construction and/or real estate development industry.

    • Education: Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field (Preferred).

    • Technical Skills: High proficiency with construction management software (e.g., Procore, MS Project) and the Microsoft Office suite.

    • Leadership: Demonstrated ability to lead cross-functional teams, negotiate effectively with subcontractors, and drive accountability.

    • Work Ethic: Motivated, self-directed, and operates with a high sense of urgency and ownership.

    • Location: Must be able to reliably commute to the Charlotte office and assigned job sites.

  • Role Overview

    The Construction Superintendent oversees all daily activities on the job site. You will coordinate subcontractors, manage field personnel, enforce safety protocols, and ensure the project is built according to the plans, specifications, and schedule. Working hand-in-hand with the Project Manager, you are the ultimate problem-solver in the field, ensuring that day-to-day operations run seamlessly from mobilization to final punch list.

    Key Responsibilities

    • Site Leadership: Direct and coordinate the daily activities of all subcontractors, trades, and field staff to ensure optimal productivity.

    • Schedule Execution: Drive the project schedule in the field. Coordinate material deliveries, equipment rentals, and sequence of work to prevent delays.

    • Safety & Compliance: Enforce strict adherence to OSHA safety standards and company safety policies. Conduct weekly safety meetings and daily site inspections.

    • Quality Control: Inspect work in progress to ensure workmanship conforms to specifications and contract documents.

    • Field Communication: Maintain accurate daily logs, progress photos, and field reports. Communicate effectively with the Project Manager, architects, and local building inspectors.

    • Problem Solving: Proactively identify constructability issues or site conflicts and work with the project team to implement timely solutions.

    Qualifications & Skills

    • Experience: 5+ years of experience as a primary Superintendent on commercial construction projects.

    • Technical Expertise: Deep understanding of all construction trades, building methods, and sequence of operations. Expert ability to read and interpret blueprints and construction documents.

    • Certifications: OSHA 30 certification is highly preferred. First Aid/CPR certification is a plus.

    • Leadership: Strong authoritative presence with the ability to manage diverse personalities, resolve conflicts, and motivate field crews.

    • Work Ethic: Reliable, highly organized, and driven by a strong sense of urgency to get the job done right.

    • Location: Must have reliable transportation to travel to various job sites in and around the greater Charlotte area.
